Sandside is located in the Parish of Beetham, South Lakeland. Three brownfield sites are identified for development, which includes a site which faces the Kent Estuary with far reaching views across Milnthorpe Sands towards the Lake District National Park. Two further parcels are located to the south-east of Quarry Lane and located within a natural valley line between Yans Lane and Storth village against a back-drop of ancient woodland.

The site is allocated in the Arnside & Silverdale Area of Outstanding Natural Beauty Development Plan Document (AONB DPD), prepared jointly by South Lakeland District Council and Lancaster City Council, and adopted in March 2019. The land is also included on the South Lakeland District Council Brownfield Land Register 2021.

The development proposals will bring housing and employment to Sandside. New housing is a mixture of apartments and traditional two-storey family houses with gardens. The proposals include affordable work space and the traditional style houses will have work-from-home garden rooms. A new café with views over Milnthorpe Sands will provide a destination point throughout the day, and fabulous opportunities for watching the sunset over Morecambe Bay and the Lake District National Park in the evenings for both the local community and visitors alike.

A landscape-led design approach has been taken to develop proposals responding to the local landscape character. The proposals aim to meld nature and the proposed built form to create a visually cohesive scheme that integrates into the local context. The proposed buildings along the water front include under-croft car parking at ground floor which serves to elevate the habitable spaces to the floors above, safe-guarding against tidal flooding and removing vehicles from view, freeing-up the areas around the proposed buildings for communal landscaped amenity spaces to be enjoyed by residents.
