Concept design for a mixed-use residential tower in Southwark.
The site is triangular in plan and very slender with only two residential apartments per floor possible. A tall building is therefore necessary to achieve viability, and space is taken up with the requirement to provide both primary and secondary staircases which are essential for fire safety means of escape.
Located adjacent to elevated railway tracks the proposals adhere to Network Rail requirements, no build zone maintenance corridor and no open balconies permitted facing the tracks.
The ground and first floors are proposed as commercial use, linking with the adjacent railway arches to be converted into commercial as part of the wider regeneration proposals.
